The Home Buying-Selling Process

Buying a house is basically a three step process. First, would-be buyers need to know their credit rating and find out how much can they afford for a house. Credit rating is an assessment of a person's financial history and current assets and liabilities. When it comes to mortgage, lenders generally give a favorable interest to those with high credit rating; a fair or even poor credit rating may cost you a higher interest rate.

Once credit rating is established, shop around to find a lender who will give the best possible rate, and get pre-approved. Pre-approval is a sign of serious buyer; if the house you're looking at is a prime real estate, this will give you an edge over other potential buyers. Most importantly, get a professional home inspector to take a look at the house to find hidden problems, e.g. leakage or vermin infestations. Having proceeded with all these steps, you should now be able to close on the loan and take possession of your new home.

Whether you are selling through a listing agent or by yourself (for sale by owner), the home selling process is identical. Either way, the house should be prepared for sale by cleaning and conducting necessary repairs. Figure out how much your home is worth; consider whether your market is hot, cold or neutral, and price according to the market temperature. Choose an effective marketing strategy; identify your house's strong selling point and use it to the maximum.

Now that you've advertised, prepare your house for an open show; take extra care to ensure a good first impression. Once you start receiving purchase offers, your agent will open escrow and order a title policy. If the buyer decides to make the deal, your house will be appraised by order of his/her lender. The buyer will most probably inquire for home inspection; ask your agent to be provided with a home inspection checklist so you know what items they are looking to see.
