Pain and How to Deal With It

Recently, well two months ago to be exact I injured my back. It's not a serious injury and the doctor says with rest and physical therapy I should be okay. Now I don't want to sound like a baby and most days the pain isn't too bad. I haven't missed any work days and still drive a couple of hours a day. But the pain/discomfort is constant. Dealing with pain has made realize how much our lives can be challenged by pain. It clouds everything you do and restricts things that you use to take for granted. Pain also affects your mood and behavior. I have a lot less patience with people and things.

The key is turning this pain around to something positive. Using the time I now spend on the couch or bed to read and think. To reflect and plan. Those who deal with pain for years and still are able to live productive lives have my deepest appreciation. It's also times like this that I think of my grandmother we called her Nannie. From her early thirties to the day she died she was racked with pain from crippling arthritis. Yet I rarely heard her complain. She was always cheerful, quick to smile, laugh and tell a joke. I try to remember her courage as I deal with my own pain.

As I reflect on the nature of pain and how it affects one's outlook. I realize that for every negative there's a positive. Kind of like ying and yang. Last night we had a small dinner birthday party for Peter my grandson. My son and his wife were there with Peter and Anna Rose, my three year old grand daughter. Also there was Katrina my daughter Amanda's little girl and John, Amanda's boy friend.

Now since injuring myself I find it hard to sit in a chair more than 5-10 minutes. But last night I sat for an hour without any discomfort! I think two things were happening: 1. I was distracted by all the excitement. 2. I believe that endorphins are released when we experienced love, joy and laughter.

So I guess the lesson concentrate on things that bring us joy and to laugh more!

Steps To Deal With a Harassing Caller

You can ignore some calls that you don't want to get, but it is hard to ignore threats and harassment that comes into your home via your phone. You may know why someone is harassing you in some cases, but other times, it might remain a mystery. Even when you know who the person is, you may not have enough information to do something about it. That means you have to take some steps to get these calls to stop.

The first thing you should do it to remember that keeping your mouth shut tight is a good first step. If you reply to the caller, you are giving them the attention that they desire. Instead, hang up and write down the time, date, and contents of the phone call. Keep a log of each and every call that you get. Instruct family members, if applicable, to do the very same things if they pick up the phone and get such a call.

When the calls end, use the trace service provided by your local phone company. This is generally the code *57, but call your phone company to be sure you are using the right one. You enter this into the phone after disconnecting the call, and the information is sent on to the phone company. You will not know the number, but the phone company should have it. If the calls continue, they can use the information to help you if you need to seek legal action.

If the phone company seems to have problems with the trace, they can put what is known as a call trap on your phone. This is when you can use your log of phone calls to give the phone company a time to match up numbers calling your line with the time of the harassing calls. These traps are generally used for about two weeks. If harassing calls persist, this is plenty of time to get the information needed to pass on to the police.

No matter what you do, don't take harassing calls lying down. Always file a police report when they happen. If you have a number on your caller ID, or from the phone company, that information will be infinitely useful. If these calls are coming from a cellular phone, they may be much harder to trace. You can try to do this on your own by using a cell phone lookup to see if you can get a number to turn over to the authorities.

When you can allow the loss to make you decide to have a positive impact and to change your life, then that loss is not in vain. If you allow it to make your life worse, then it is.

How to Deal With Difficult People

We all hear from others... (if not from our own voice) people say "what I should have said was....." As we go about in everyday life the situation arises where "person A" is challenged by "person "B, whether it be a boss, partner, children, friend or even a shop keeper and without even realising what has happened, person A gets "emotionally hijacked" locks up and becomes unable to say what we want to say to express themselves. The challenge could be anything from a look of disdain to physical violence.

This 'hijacking' happens when person B triggers of a reaction within person A and when this happens person A can be consumed with doubt, in many cases to much doubt for them to concentrate on what they really wanted to say. We can liken this to a fuse wire in a plug, if the fuse breaks we lose power. At some part in our lives (unless we are trained very well in confrontation) most people if not everybody has experienced this and this situation will continue to happen unless the belief which is creating it is observed, because even Einstein said "if you always do what you have always done you will always get what you have always got"

How to change the belief
Our beliefs have been formed over many years of psychological impressions from watching our parents, teachers and others, we are in that case an accumulation of what we have observed and copied from others. This, in NLP is called modelling and is a natural pattern we have as young children and would work perfectly if "all" the people we observe when we are young are balanced and self secure.

There are many methods to overcome 'hijacking' and here is one of them

1. Become aware of the feeling inside when it happens and write it down, feeling sick or wanting to run away
2. Write down all the people who have caused this same reaction in your past and notice what they all have in common personality wise
3. Look at what it is that you are reacting to, physical intimidation or fear of rejection?
4. Ask yourself "am I really in danger" or am I reacting from possible past memories?
5. In privacy, replay the situations again and again in your head and become like a Sherlock Holmes looking for clues and evidence that you reaction is "just an old reaction"
6. When in the next similar situation be ready to catch your thoughts, once it has been caught (if the hijack isn't too powerful) the fear will reduce. Awareness is the key!

It also is what makes us sabotage our successes.

This syndrome is especially apparent of people who win the lottery. Up to 70% of lottery winners lose all the money they've won because they're not used to having that abundance and it makes them so uncomfortable they have to spend it.

You can learn to become comfortable with change just by becoming aware that it's something you'll live with every day. Then, you'll want to start making changes in your daily routine. If you drive the same route to work, take a different route. Change the time you go to sleep at night. Brush your teeth with your other hand.

It doesn't matter what you change. It's just important that you break old patterns. This helps build your confidence to accept change in your life. So, when the bigger changes happen, you'll weather the ups and downs that life brings with more ease.

Are Foreclosures That Great a Deal For Buyers?

Buying a foreclosed home, is it the best and wisest buyer choice?

What you must know about Foreclosed homes.

Foreclosed homes, they are everywhere. You a are a buyer seeking to find the best deal in the market while protecting your financial interests. Is Foreclosed homes the best option?

Depends. Bank owned (REO) homes usually come with a lot of issues. In the SF Bay Area every community has been hit. Some worse than others. Many home owners did not go out with a fight.
Many had tenants who were evicted.

We have found sabotage of electrical systems, cement poured down the toilets, copper plumbing stripped, electrical wiring stripped, water heaters disconnected, furnaces disconnected and removed from the premises to name a few things.

Well you say I can always get inspections...

True. But bank owned properties are sold AS IS. You are allowed to obtain inspections and usually you are given 10 days. Inspections are not cheap. Buyer pays for the inspections. Say you have your roof, physical inspection, termite inspection, foundation inspection(if needed), sewer inspection (highly recommended on older homes)chimney and fireplace, where applicable. Here is approximately $2000 just in inspections fees. Say the home was priced for $250000. A home down the street, not in distress is priced at around $290000. The foreclosed home has approximately $30000 possibly more repair fees and upgrades . The non distressed home down the street is in move in condition with upgrades in place. Do you have the extra $30000-$40000 to spend? upfront?(This is just an estimate of repairs, most find after delving into the repairs the costs can go much higher.)

Would it make more sense to negotiate with the seller of the non distressed home to assist in contributing towards your closing costs and buy down your interest rate to get into a good solid home? Of course the non distressed home would still need to fall into the appraisal guidelines for the area.

What I have seen is a rush to purchase these foreclosed homes that may not make the best business sense down the road. You have to weigh in several factors.

Having said this , YES you can find some good deals on foreclosures but remember many had angry tenants and home owners who stripped the homes and/or did damage that may not be found on inspections that will show up after you received title of the home.

My advice to any buyer in this market....Do not get emotionally attached to any home...Take your time ...Do your homework...Make sure your Realtor has given you up to date comparisons for recently sold homes...Look at the overall value of the properties in the area and probably most important of all take into account how long you plan on keeping the property. The market eventually will bounce back. However I do not expect in the same fashion as before and it will take years for the equity to build back up. If you are in the mindset for a couple of years in hopes of making a profit by reselling, you might want to rethink that strategy.

History has proven for the most part you need to keep a home for a minimum of 5 years to break even and/or make a profit. It really depends on the timing of the real estate cycle when you purchased and when you intend to sell. Unfortunately those who have bought in the last 5 years seeking to sell are taking a beating.

So, is a Foreclosure a Buyers best option? It depends....go in with your eyes wide open and have a CPA sit down with you to determine savings purchasing a Foreclosure vs a non distressed home. Unless you are a contractor and even they need to be careful you are taking on some big risks.

With the financial scenario prevailing in today's world, investors who have invested the money in market funds, fixed rate annuities or even in deposit certificates are just looking to play a safe game. All they want is that the principal amount should be safe and they earn some interest on it.
Due to this negative feeling which came after the fall of reputed institutions at Wall Street's, many investors are moving away from the stock market. Now the question is that should we move out of the market or do we still have any other alternatives. Here are the few alternatives

Money-market mutual funds

Due to the fall of Lehman Brothers, the share price of the Reserve Primary Fund which is a money-market mutual fund fell even below $1. Annuities

The ninth largest seller of annuities through banks and the largest fixed rate annuities issuer in U.S is AIG. People who have retirement savings with them are in a state of confusion after the $85 billion bailout plan.

The main problem of surrendering an annuity is that we have to incur heavy surrender charges. Marvin Feldman who is the president of the Life and Health Insurance Foundation for Education believes that the problem of AIG's is due to the risky investments made by its holding company.
AIG's insurance subsidiaries are "highly regulated and well-capitalized," he says.

In some states it can be $100,000 in cash value for fixed annuities and withdrawal. But other consideration is that it does not cover any variable annuities.

So in case of variable annuities, a different protection for investors is available. As said by Feldman, most of these variable annuities offer sub accounts which is a choice of mutual funds. These are segregated accounts and it should be kept in mind that if any insurance company declares himself as bankrupt, creditors don't have any right to file any claim against that company.

Insured deposits

As per the FDIC, $100,000 insurance in individual accounts is provided. In case of joint accounts, up to $200,000 is provided and in this case each account holder has same withdrawal rights. If the senate approved financial bill becomes a law then this can increase to $250,000.
According to bankrate.com, some banks are even willing to offer 4.5 percent on one year CD so that they can attract some customer deposits and end the credit drying.

If this trying to fool you is a kind of culture which is going on and you've got the feeling you really can't do anything about it.(You can compare this with a situation where you have to go to the hospital to visit your old mother. You want to do this and you visit her, but you get frustrated, because it costs so much time.)

Then you should do something in order to make you do happily what you have to do without frustration.

Investment A: Cap Rate 10% 1 year holding period $1,000,000 purchase price $100,000 NOI $1,000,000 sales price End of Year 1

Investment B: Cap Rate 5% 1 year holding period $1,000,000 purchase price $50,000 NOI $1,050,000 sales price End of Year 1

Investment C: Cap Rate 15% 1 year holding period $1,000,000 purchase price $150,000 NOI $950,000 sales price End of Year 1 And no, this is not a trick question. This represents a real life scenario you will have to consider when determining which investment is best based on total return.

The answer is: "They are all the same." If you look solely at Cap Rate then "C" is the best investment as it indicates a 15% return. But Cap Rate only takes into account first year NOI in relation to purchase price. It does not consider the eventual sales price. When you consider the eventual sales price in the equation (and it absolutely needs to be considered) you must look at different investment rule of thumb called yield or Internal Rate of Return (IRR). IRR may be defined as the rate of return earned on each dollar each year it remains invested in the investment.

Using IRR as the measure of performance on the investment, each of the three investment choices generates a 10% annual yield in that in each choice for a $1,000,000 purchase the investor receives $100,000 on their investment and the return of their $1,000,000 original investment.

In Investment A the investor pays $1,000,000 and sells the property for $1,000,000 which accounts for the return of the investment. The $100,000 of NOI represents the return on the investment which is 10% for that one year. The investor invested $1,000,000 and received $1,100,000.

In Investment B the investor pays $1,000,000 and sells the property for $1,050,000 which accounts for the return of the investment and $50,000 of return on the investment through appreciation. The $50,000 of NOI also represents a return on the investment. Combining the $50,000 of appreciation with the $50,000 of NOI, the investor has invested $1,000,000 and has received $1,100,000 during the year, which is a 10% IRR.

In Investment C the investor pays $1,000,000 and sells the property for $950,000 which accounts for only a partial return of the investment. The $150,000 of NOI also represents a $100,000 return on the investment and a $50,000 return of the investment. In total, the investor has invested $1,000,000 and has received $1,100,000 during the year, which is a 10% IRR.

In addition to accounting for the eventual disposition of the property, the internal rate of return can account for multiple year holding periods, different cash flows during those years and the eventual sales price upon disposition of the property. Suppose you hold the property for more than 1 year. Is that a plausible scenario? Of course it is! Most CRE investors hold their investments for longer than 1 year and each year's NOI needs to be considered in the equation not just the first year. Suppose also that tenants moved in and out throughout the holding period and that vacancy rates were different in different years creating different NOIs throughout the years. Is that possible? Of course it is!

Consider that you increased the rents over the years resulting in greater NOIs. Assume that you also decreased the operating expenses which also increased NOI. You will want a measure to account for all of those changes in cash flow (NOI) and take into consideration the net sales price inclusive of costs of sale, etc. and measure the yield or your IRR. In this case study, involving a holding period of only one year, each investment yields a 10% return, but each has a different Cap Rate!

God might want to use you to show them how to handle everyday things in a way that is pleasing to Him. You don't know what another has gone through in their life that makes them the way they are. God wants His children to look at others with much the same love and compassion that He does. Outside actions are just the symptom of a larger inner problem.

  • Ask God to let you see them the way He does. He can show you why they have grown to act the way they do. Then you can pray for them in a more direct way.
  • Ask Him to give you strength to love them, but yet stand up for your own values and not be swallowed by the values of the selfish person.
  • Learn that you have to keep guard over your own character and personality and not let the other person determine who you will become. You are entitled to be your own person, so don't lose your identity.
  • Ask God to help you be salt and light to them and do it in a way that is Godly, with dignity, and shows mercy.

Are you a homeowner that has property for sale and is holding onto to the house waiting for a higher price?

Are you a seller considering lowering the asking price?

If the seller markets the 'deal' and not the house, more interested and potential buyers will come your way. Marketing your property is fine, but you want to entice a buyer to actually make the purchase. How many times have you seen a product for sale, but it was the 'deal' that actually made you purchase the item. Zero percent interest, skipping payments, receiving a rebate...those are strategies for marketing the deal and not the product. This same concept can be used when selling real estate.

Even in todays slow market, it is still a good time to purchase property. More real estate is purchased in slow markets because the purchase prices are lower than previously possible due to home appraisals coming in lower than they did in previous years. You can no longer get the price you once wanted. There is a large inventory of homes for sale. The mortgage meltdown, where there are no longer hundreds of subprime lenders have an impact on the market.

But, there are strategies to move a house in todays slow market. If your house is currently on the market and you find it is not moving or don't have the interest coming to your property ,you can take the following steps to become successful.

Now is a great time for sellers to offer Owner Financing, which would allow more buyers the opportunity to obtain home ownership. When offering Owner Financing you are offering a way for buyers to obtain the American Dream if they are not able to secure a mortgage through traditional financing.

The words 'Owner Financing' is a motivating message to potential buyers. They think...this house will be easy to buy, there will not be a lot of red tape. When a seller is asking for an all cash sale, this requires most buyers to qualify for a loan. Guidelines for obtaining a mortgage have become very rigid. This is creating a sales barrier for the seller.

Learning to be a successful seller when offering owner financing is as simple of gaining knowledge and having the right tools to support you throughout the transaction.

Another strategy is NOT lowering your asking price, but offering 'cash back' to the buyer. If you are considering dropping the price by $10,000, who is that really benefiting? Certainly not the seller and in reality, the buyer isn't actually saving all that much. For every $10,000 you lower the price, an approximate $60 drop is seen in the mortgage payment each month. That might not be enticing enough for a potential buyer to buy your property. It will take years for that buyer to see any benefit.

If you use that same $10,000 you considered in dropping your selling price and market the deal, it may bring a buyer to actually make the purchase. That is your goal...selling your property.

What if you keep your selling price the same, but offer $6000-$7000 to the buyer? They could use this for closing costs, pay off debt, pay a few months of their new mortgage payment or even bank the money. But, you will keep $3000-$4000 in your pocket. So, in reality you saved yourself some money, but did not lower your asking price and the good news is...you have sold your property!

Marketing the deal is what entices the buyer and will in the end, close the deal. When using this strategy, chose your words carefully. Be creative...a simple "Will Pay Closing Costs" may not be attractive enough. Maybe try...no payments for 3-4 months or Seller will pay off your debt or Bank $4000...whatever you decide, just be creative and make sure you are marketing the deal.

Deal Or No Deal - Deciding to Move Forward on Your Next Project

Should you move forward with your project or wait for the economy to get better?

The popular game show Deal or No Deal allows contestants the opportunity to win one million dollars. The concept seems simple enough. First a contestant chooses a briefcase that they hope contains the million dollars. Then they must choose between the remaining briefcases that hopefully have a dollar amount less than one million dollars. At each segment of the game they have to choose so many brief cases to see what dollar amounts are left in play. At the end of that round the banker on the show makes them a deal for cash if they will stop at that point. His deal is supposedly based upon the odds that their briefcase contains the million dollars or at least a high dollar amount. They can walk away with what is offered or hold out hope that the brief case they have chosen contains the million dollars. The host after each bankers offer asks the contestant, "Deal or no deal?" I have not watched it much but every time I have I have yet to see anyone walk away with really a million dollars. Most seem to pass up the good deals and ultimately settle for less than they hoped for.

That game show reminds me of what Christian leaders are faced with when they consider whether or not to move forward with that multi-million dollar project now or to wait for the economy to get better. The difference for us is that this is not a show. For us the question is not, "Deal or no Deal?" The question is, "Go now or wait until later?"

We are risking far more than simply losing out on some dollars. We risk the loss of momentum, time, growth and even our own standing in our ministry. You might feel like some of the contestants that have to make a decision quickly and are as uncertain as they are about what to do. While we can not give you the answer since each ministries setting and situation is different we can give you some factors to ponder.

While considering whether to go now or wait until later consider these factors...

1. The Economy Factor. This is the number one issue in America today. It is what is on everyone's mind and what everyone is talking about. It is also the number one factor to consider as you contemplate raising funds for your ministry.

Why the economy is on everyone's mind.

1. It's an election year. The party out of power will always focus on any weaknesses in the economy in an effort to win the election. Sadly our politicians too often seem interested in pointing fingers of blame rather than creating solutions.

2. The press loves a bad story. There is an old adage in the media that blood leads. The same is true for bad economic news. The press and the talking heads will continue to focus on the negative even when things start to turn around.

3. It is less than glowing! While some might argue that we are not "technically" in a recession it sure does feel like a recession. Remember, perception is the cruelest form of reality! The truth is that these are challenging times economically. To say otherwise is to ignore the obvious!

As a result of this economy you need to realize...

A. Pledges will be less. While this might not be the news you want to hear it is the truth none the less. There is unease in our nation today about the economy that will show up on the pledge card you put into your donors hands. The factors for this unease range from the war, rising unemployment, the housing crisis, the credit crunch, the roller coaster stock market and fuel costs to name just a few consumer concerns. Pledges are coming in much more conservative now than in years past. A wise leader will set his expectations much lower.

B. Banks will be more cautious. While interest rates are lower than ever as the Feds try to stimulate the economy banks are showing a more cautious approach to lending. A banker friend of mine recently wrote, "We are already seeing it in the fact it is taking the banks longer to make credit decisions as they review each credit much more thorough. There is less emphasis on booking new quantity business and more emphasis on booking quality business. Tighter credit reviews."

What this means for you is that you must have a solid package presented to your bank and that even then it might take longer to get that financing you need to begin your project. While not impossible to get funding we are counseling our clients to start the process as soon as possible and to seek the help of a professional to help you through this challenging stage

Are you prepared to meet and beat the economy factor? No one knows how long this present down turn will last but the wise Christian leader develops a plan to navigate through this time.

2. The Bird in the Hand Factor. Remember the old saying, "A bird in the hand is worth two in the bush? That saying applies to the possibility that if you move forward with your project and campaign you might see less pledged rather than more. However, let's say you only pledge one times your budget over three years time. That amount is still more than you would have if you had not asked for commitments.

You need to realize that 90% of your donors will not save their money for when you do hold your campaign. They will either spend it on something or give it to someone else. While you wait for the perfect time for your campaign other ministries will be fishing in your pond pulling out your fish. You have to decide if you want to fish our cut bait!

3. The Momentum Factor. You have to ask if delaying your campaign while you wait for the economy to improve will cost you momentum in growth. It may be that you can get by without that new addition for another year. You might think of more creative ways to provide more space. If you can do that to sustain your growth you might have an argument for delaying the next project for a short time. However, realize that in our experience new buildings typically result in a 10% to 30% increase in attendance and a 10% to 30% increase in offerings. So, the delay might end up costing you more than if you moved ahead now. Again no one knows how long this will last. Waiting for the perfect climate might cause you to wait two, three or five years. Can you afford to delay this long?

4. The History Factor. The only real way to predict our future is to understand our past. In the history of our nation economically challenging times last only for a season and then prosperity comes back around. Every time the stock market has crashed it has always rebounded stronger and higher than before the crash. In some year's of recession giving actually increased while in others the decline was not severe. Each time period after a recession giving always increases.

During the early 80's unemployment was at double digits and interest rates ran from 15% to 18%. What did churches do? They still built and hoped that rates would drop and that they could refinance. That is exactly what happened. While the present time might be a challenge you can expect things to turn around.

5. The God Factor. As Christian we base what we do not upon the circumstances around us but upon the revealed will of God. The bottom line must always be what is God saying to us? Each leader must prayerfully consider what I call the God factor. This does not mean you do not consider the above factors. What it does mean is that you get your marching orders about whether to move forward or not from He who owns the cattle on a thousand hills. The Scriptures teach us that, "If God be for us, who can be against us?" Despite challenging economic times, when you have a God vision you can and will be successful.

I am reminded of what the late great evangelist Manly Beasley said, "My problems are a platform upon which God can work a miracle!" Don't let the challenge of our present situation derail you from pursuing the dreams and visions that God has given you. It might not be as easy as it once was but again it is an opportunity to see God at work. I believe that what God initiates He also enables! Take all the factors in hand, make wise decisions but never cease to continue to move forward for the Kingdom!
