We`re in the midst of dealing with an agent who continues to speak for her client rather than having her client speak for themselves.
Case in point an agent that receives an offer for a home thats been on the market for 7 months with NO offers!
She immediately contacts our office to explain "My Seller would never consider this offer!?", I ask her who is she speaking for the owner or herself? I admit the offer isn`t the greatest but our buyer gave us insructions to present, so we`re doing our job!
The problem is that an agent we should never assume anything, except present the facts!
Several months ago I was involved with a home in Ocala,Florida in which the seller was in alot of financial trouble,somehow he overextended himself and needed to sell one of his properties, we had the home listed at $ 179,000, the offer came in at $152,000 which was darn close to what he paid for the property, I explained to the seller that the buyer could close in less than 30 days and that the offer was solid. It is my belief that the seller should decide. Within 10 minutes the seller called me back instructing me to accept the offer. This is what a "Deal Maker" does!
A "Deal Breaker" is basically a Realtor who refuses to present an offer thinking their offending their client! They are in a state of confusion, not grasping what they`re really supposed to do!
The client should be presented with the offer and than either accept or reject.
A "Deal Maker" will work the transaction until it`s either executed or exhausted, thereby assisting the client with the selling of a home.
In a soft market it`s always wiser to work with what you have rather than working with NUTHIN! What say you?
