If you're in the market for a new home, you probably have a mental checklist of items that your absolutely must have. Depending on the size of your family you'll need a certain number of bedrooms and bathrooms. If you have young children you'll probably want a fence to keep them safe. Maybe you want a big deck or patio in the backyard. Or perhaps you've always wanted a fireplace.

These are all important considerations when buying a new home. But there are several other things to consider before making an offer on your dream home. Below I've listed 3 things that many homebuyers forget to consider when looking for a new home:

1. Location. When most people think of location they think of how far they'll have to drive to work or to see their friends and relatives. But you should also consider the physical location. Are there eyesores that will make it hard to sell when you're ready to move? Are their trains that run nearby that will keep you up all night? Is the road busy and full of traffic during the day?

2. Schools. If you have kids (or plan to in the future) then the quality of the town's school system will be important. Many young couples settle for less house so they can afford a home in a town with a superior school system.

3. Safety. The neighborhood you're looking to move into may seem safe, but are you missing something? Take a drive around after dark and see what kind of people are hanging around. Are there hoodlums hanging out on the street corner? Do police cars race by every few minutes?
